My role as your BROKER is to not just show you homes. My role is to educate, assist, protect, and work for you to insure the best possible home buying experience. I will work for you to:
- Educate you on the current market conditions, lending process, and current purchase process and laws.
- Help with your loan process - the first and most important step in buying a home. This is key to insure you do not LOSE YOUR MONEY.
- Help with determining your wants and needs: Location, Max purchase price & monthly payments, Minimum bed/bath/size/year built, other criteria (garage size, pool, mello-roos, tax rate).
- Preview properties that meet your criteria: discuss the effect of solar power, mello-roos, special tax assessments, HOA.
- Work with your lender to verify "CASH TO CLOSE", monthly payments, and any HOA / Mello-Roos / solar special items. Insuring minimal risk and closing date on time.
- Writing the offer strong but also positive format for the listing Agent and sellers. It is also key that the offer is written to protect your interests.
- Presenting and negotiating the offer and any counter offers.
- Work with Escrow to meet all document requirements
- Work with sellers agent to insure the proper seller disclosures are provided on time.
- Insure that your lender, appraiser achieve all the contractual timelines.
- Physical inspections and investigations are done within timelines.
