The first thing I will perform before putting your home on the market is to insure there are no issues with obtaining Title Insurance. Insuring that you have the documents that the title company will require.
Valuable or irreplaceable items should be put away or removed from the property. This is not only for showings but for the photo shoot. This is also true for any prescription medicines.
I will inspect your property with you looking for typical health and safety items that could be called off by the appraiser or a home inspector. If any defects exist it could prevent your home from being purchased with a loan.
Some cosmetic issues could effect the value of your home by more than making the cosmetic repair. During our walk through the property together we will discuss the potential return on investment (ROI) or increase in value by making improvements.
We will discuss the home inspection process, what areas and methods of the inspected. Doing your own inspection and corrections can not only make your home more appealing but also sometimes prevent a loss of value
A termite inspection is more than just looking for termites. They also look for evidence of rodents, water leaks under the sinks, water damage, dry-rot, missing or chipping paint on wood surfaces, evidence of potential mold or fungus.
If your property is on an individual septic system, more than likely a buyer will request that you have the system pumped and certified. If you know of issues it would be better to resolve them before putting the home on the market.
Same as septic, if your home is on a well for water supply, the buyer will typically request the well be inspected and tested / certified. This is required for VA loans.
If your home is a manufactured home, the lender will require that it be installed on top of a certified foundation (433A recorded with the county). The lender will also require that the foundation be inspected by a civil engineer. Additionally the lender will require the original HUD compliance certificate (usually installed in the master closet) along with the placards on the rear of the home.
Unless completely rehabbed, vacant condition is not always the best for selling a home. I will sit down with you and give you ideas or suggestions on preparing your home for showing to buyers.
I will walk the exterior with you pointing out areas of concern or suggestions.
You only have ONE FIRST DAY on the market. It is best to have everything completed prior to putting your home on the market. First impressions with a home is KEY!!!
